Scope
Complete interior finishing, lot by lot.
Production finishing is a resourcing and sequencing discipline. Crews are resourced against a release rather than against a single residence, which is what keeps the finish on the sixtieth lot identical to the finish on the first, and what allows a delay on one lot to be absorbed without stalling the schedule.
We price per lot and per elevation against your finish schedule, with the scope separated into sections so it can be extended or reduced without re-tendering the release.
Included in a production contract
What the scope covers.
Interior finishing
Prime and finish coats to walls and ceilings throughout, to the sheen and colour set out in the finish schedule.
Trim, doors and casing
Doors, jambs, casing, baseboard and applied millwork finished to a flat, factory-grade standard.
Stain-grade work
Staircases, railings, spindles, caps and stringers, plus cabinetry where it falls to the finishing trade.
Purchaser upgrades
Design centre selections tracked against each individual lot so the finish applied matches the finish sold.
Model homes and sales centres
Model homes and sales presentation centres finished ahead of the release, to a higher specification than the release itself, because every purchaser walks through them before they buy.
Close-out
Post-trade rectification, deficiency lists, PDI items and warranty-period attendance.
Schedule
Working to your construction schedule.
These are the six points that come up in almost every conversation with a new builder, so they are set out here rather than left to a first meeting.
Tender documents
What comes back with a quotation.
Per-lot pricing by elevation
A rate for each model and elevation rather than a blended figure, so a release with three elevations is priced accurately.
Scope in sections
Interior, stain-grade, exterior and close-out priced separately so scope can be extended or reduced without re-tendering.
Inclusions and exclusions
Drywall make-good limits, coat counts, colour change allowances and material supply, all stated in writing.
Insurance and WSIB
Certificate of insurance and a WSIB clearance certificate issued with the quotation rather than chased later by purchasing.
Resourcing plan
How many crews will be on the release, over what period, and the single point of contact for your site superintendent.
Close-out commitment
How rectification, deficiency lists, PDI and warranty attendance are handled, with agreed response times.
Photographs
Model homes and production sites.
Model home interiors, finished elevations and releases under construction across Southern Ontario. A model home is finished before the release opens and to a higher standard than the release itself, because it is the one every purchaser walks through.
Common questions
Production homes and subdivisions.
How do you price a production release?
Per lot and per elevation against the builder's finish schedule, with the scope separated into sections so it can be extended or reduced without re-tendering the release.
Can you take over a release already under way?
Yes. We walk the completed lots first and record their condition in writing, so the existing deficiency list is clearly separated from ours before we assume responsibility.
How are purchaser upgrades handled?
Design centre selections are tracked against each individual lot and verified against the finish schedule before finishing begins, so the finish applied matches the finish sold.
Who supplies material?
Either arrangement works. Material supply is stated in the quotation so there is no ambiguity, and we work to whatever product the specification calls for.
Can we award part of the scope only?
Yes. Some builders award the full interior, some award stain-grade work alone, and some engage us for close-out and warranty attendance on a release finished by others.
