Scope
Suites, common areas and everything between.
Multi-residential finishing is a logistics problem as much as a finishing one. Access is controlled, hoisting is scheduled, floors turn over in sequence, and the finishing trade is frequently the last one through before occupancy.
We work on stacked townhome blocks, mid-rise and high-rise residential, purpose built rental and condominium projects, for both new construction and repositioning of existing buildings under a capital plan.
Coverage
Across the building.
Suites
Complete suite finishing by floor and by suite type, sequenced to the turnover schedule and tracked against the schedule of finishes. Walls, ceilings, trim, doors and cabinetry, finished to the same standard in the first suite and the last.
Corridors and lobbies
Corridor finishing, lobby and entrance areas, wallcoverings, accent finishes and painted metal doors and frames.
Amenity space
Party rooms, fitness and wellness areas, co-working lounges, guest suites and rooftop terraces.
Back of house
Service corridors, storage and locker areas, stairwells, mechanical and electrical rooms, and painted line marking where required.
Parking levels
Painted ceilings, columns, bollards, wayfinding and level identification in below-grade and structured parking.
Turnover and PDI
Suite-by-suite rectification ahead of interim occupancy, deficiency lists and warranty attendance after registration.
Occupied buildings
Working in a building that stays open.
Repositioning an existing building means working around residents, a property manager and a board. The finishing standard matters, but so does whether the corridor is usable at six o'clock and whether residents were told what was happening.
- Work zoned by floor or wing so only part of the building is affected at a time
- Notices prepared for the property manager to circulate in advance
- Low-odour products selected where occupancy requires it
- Corridors and exits returned to full use at the end of every shift
- Scheduling around elevator bookings, moves and building quiet hours
- Progress reporting suitable for a board or capital planning file
