The firm
A trade partner to Ontario builders since 1997.
Excellent Choice has finished more than 18,000 homes across Southern Ontario, the majority of them for low-rise builders who return release after release. Several of those accounts have run for more than twenty years.
The firm is an Ontario corporation carrying comprehensive general liability insurance and WSIB coverage in good standing. We contract as a trade under the Construction Act, with documented scopes of work, certificates of insurance, WSIB clearance certificates and statutory holdback. Work is carried out by experienced finishing crews led by tradespeople with decades of residential production behind them.

The majority of our volume is residential production work for low-rise builders. Around it sit four further divisions, each with its own crews, scheduling and quality expectations.

Working with builders
We work to the schedule you already run.
Every builder runs a different calendar. Full block releases, lots issued week by week, or a schedule working backwards from firm closing dates — we have delivered against all three, often at the same time. The finishing is planned around your construction schedule rather than the other way around, and that is the part our clients tell us matters most.

Close to three decades of residential finishing across Southern Ontario, on everything from a forty-lot release to a single estate residence. There is very little that comes up on a site that we have not already dealt with several times over.

Close-out
Rectification, PDI and warranty are contract scope.
The final stage of a residence determines whether a builder awards the next release. It is written into our contracts rather than treated as a courtesy.
Post-trade rectification
Once flooring, cabinetry, railings and the remaining trades are through, the residence is walked and made good properly rather than spot-repaired. Damage attributable to other trades is documented and reported.
Deficiency lists
Lists come to a single point of contact and are scheduled the same way a lot is, with a response time agreed in the contract.
Pre-delivery inspection
PDI items are rectified ahead of occupancy wherever the schedule allows, and booked immediately where it does not.
Warranty period
We attend during the warranty period for finishing items, including making good after other trades have returned to the residence. Terms are set out in the trade agreement for each builder.
