Scope
New build, fit-out and repositioning.
Commercial finishing is judged on two things: how the finish performs under traffic, and how little the work interferes with the people using the premises. Both are decided when the sequence is planned, not when the first drop sheet goes down.
We work for general contractors, developers, property managers and owners on new construction, tenant fit-out and the repositioning of existing premises.
Sectors
Where we work.
Office
Base building and tenant fit-out, meeting and boardroom finishes, and repositioning of existing floors.
Retail and hospitality
Storefront units, restaurants, franchise roll-outs and hospitality interiors delivered to a brand standard.
Institutional
Schools, places of worship, community and municipal buildings, scheduled around the operating calendar.
Industrial and warehouse
Block, concrete and steel finishing, mezzanines, offices within warehouse space and safety line marking.
Property management
Common areas, corridors, stairwells and cyclical redecoration under a maintenance or capital plan.
Exterior
Painted metal, doors and frames, canopies, railings, exterior millwork and signage surrounds.
Occupied premises
Working around the people who use the building.
- Work zoned so only a small part of the premises is affected at a time
- Evening and weekend shifts where daytime access is impractical, priced in the quotation
- Low-odour products selected where occupancy requires it
- Each zone cleaned and handed back at the end of the shift
- Documented scope, coat counts and exclusions so there is no dispute at invoicing
- Certificates of insurance and WSIB clearance issued in advance, and site safety requirements observed as set by the property

Common questions
Commercial and institutional.
Do you work on occupied premises?
Yes. Work is zoned so only a small part of the premises is affected at a time, and each zone is cleaned and handed back at the end of the shift.
Can you work outside business hours?
Yes. Evening and weekend shifts are priced in the quotation rather than charged as an extra later.
Do you take multi-phase and multi-building projects?
Yes. Multi-phase schedules are planned and sequenced in the same way as a residential release.
What substrates do you cover?
Drywall, block, concrete, steel, wood and painted metal, internally and externally, with the product selected for the substrate and the traffic it takes.
Do you provide insurance and WSIB documentation?
Yes. A certificate of insurance and a WSIB clearance certificate are issued with the quotation, along with any site-specific safety documentation the property requires.
